Have you ever had your back to the wall and either you come out fighting or curl up and cry? That's was me...

I allowed myself a couple of days to have the pity party... Nobody came to it so I pulled myself out of bed and went to my office... (it's across the hall)

Sitting at my desk with my head between my hands... in tears... This wasn't where I  wanted to be... I was ready to give up.  I was frustrated. Finished This 'real estate stuff' just wasn't for me.  Maybe it works in other towns.  Maybe it works for other people... but not here and not for me.

Do you ever think like that?


Just like everyone else who wants to make it BIG in real estate, I bought just about every book, program and course, and attended every seminar I could afford... well... I couldn't afford it but Visa helped me out...
    

real estate coursesI emptied my wallet on every last scrap of information I could dig up from the likes of: Carlton Sheets, Robert Kiyosaki, Robert Allen, Ron LeGrand, and so on, and so forth.

I knew deep down, I could do this. 
 
I'd met people who were doing it. Now I'm not the sharpest knife in the drawer but I knew I wasn't the dullest. I played the mind games... I just don't have the vocabulary to succeed. I'm just a high school graduate... I'm terrified at the thought of talking to somebody...

    
I wanted to give up but then I would have to hear the remarks, "I told you it was a pipe dream.", "Buying a house with no credit check, yeah right."

I was seriously doubting..

If I Could Do This?

What if this was just another 'fad' as my wife would call it? 

I couldn't quit.  I knew in my heart the job I had would never be enough to retire comfortably.  This time in my life I felt like a failure and was letting my family down. When you've got a family of five- that's a lot of people to let down.

I went for it! What did I have to lose?

One night, I was surfing the web- looking for an answer. Maybe like you are now... Just maybe...

There it was right in front of me...
and I almost didn't get it...


I bought a $97 ebook, which gave me one idea… on how to contact the sellers without calling 100 ads in the paper.

Well I thought, "sounds pretty simple, I can do this" – it sure sounded a heck of a lot easier than going knocking door-to-door (driving around in the heat and the rain and getting the door slammed shut in your face) or cold-calling a bunch of ads… just to have the phone slammed down on me.

So, I sent out 20 emails... with the right words... and less than one week… two emails popped up in my inbox from two motivated sellers...
 

To cut a long story short, I got my first house and turned around and found a tenant buyer for the house... and... she gave me a check for $3500 dollars as option money… This was my money to pocket and I didn’t have to claim it on my taxes until she opted in to buy the house or walked away. A year later she bought the house and I made around $13,450.00 on the backend...

And it was right on time... You have no idea how much we needed this money at the time. It was a major blessing.
 

1st rent to own home

Check out my first home.  $10 down.
NO Credit Check.   Less than three weeks later, I had a great couple who handed me $3500 dollars to rent-to-own it.  I was making $145.00 a month on the rent every month...   When they bought the house, I received a check for $13,450 at closing.
 

Look at what the seller said,
"At  first I was skeptical about the whole process.  My house had been on the market for over 8 months.  Trey was able to work my deal and get a buyer in 2 weeks."- Bill

2nd rent to own home

It worked again. $10 down. After I got the house, a lady called and wanted to see the house. ( I received over 200 calls because of the signs I put out.) She handed me a check for $7500.00     $7500.00
 

I'm also making $145 a month on this one every month and when it sells there is $19,000 at the closing table.

 

A $7,500.00 Profit – Yippee!

 

 Now, I don’t know if you’ve paid attention but that was $11,000 dollars in less than ONE month... beginning to end.   As you can imagine- I was HOOKED!

 Now, that makes for a nice story, but it illustrates a very real timely and costly problem that is a royal pain in the butt for all want-to-be real estate investors.

 I’m talking, of course, about...

 Let’s face it, who has the time to go through a five-hundred page manual and figure out what to do? I don't know about you- but I had a full time job I hated... and three kids and a beautiful wife pulling for my attention.

This Exposes One Of The BIGGEST Lies, You’ve Ever Been Taught About No Money Down Real Estate Investing

The lie is this:

If you know enough,  if you’re good enough, or talented enough, or work hard enough, or you’re professional enough, you will succeed… and it isn’t true… Matter of fact- It's a BIG LIE!

 This has got to be the most common, and certainly the most fatal lie about the real estate business in the world. This is the reason we buy every freakin' course that comes out on the market... looking for one magic formula.

 The cold, hard, unforgiving truth is:

Unless you know how to get started and do it tomorrow, no matter how good, talented or professional you are, you are either going to go broke or be doomed to endless financial struggle.
